Which HOA documents apply to PGA Village and Verano?

The PGA Village POA handbook describes a broad residential system, common facilities and neighborhood association roles. That means a Village listing may carry both POA and subassociation responsibilities. Kolter's Verano site describes a separately marketed residential community with its own homes and amenity program. A buyer should therefore name the legal subdivision, association and property type for each address before discussing dues or rules.

Search engines, map pins and agents may use 'PGA Village' as a broad location label. That shorthand cannot tell you whether a roof, lawn, gate or clubhouse falls under one association's budget. Ask each community for the current declaration, budget, assessment notices, maintenance chart and resale or builder packet. The answer may differ within Village neighborhoods as well as between Village and Verano.

Joining The Legacy is a separate choice

A golfer comparing Village and Verano can overlook a second operator. The Legacy Golf & Tennis Club identifies itself as a private club within PGA Village. It is not another name for PGA Golf Club, and its presence inside the residential area does not establish membership for every Village address. Ask The Legacy about eligibility, current categories, application, guests, tennis access, transfer and the timing of any required payment. Ask whether a Verano owner may join as a nonresident before making the home choice depend on that possibility.

This creates a specific club question rather than a vague claim that one community has 'more golf.' A Village buyer could favor PGA Golf Club, The Legacy or neither. A Verano buyer could value Kolter's published PGA Golf Club benefit while choosing to play elsewhere. Compare the actual rounds, booking windows and social use the household wants. What does a specific PGA Village or Verano home include?

Record the legal subdivision, property address, housing type, floor plan, condition or builder stage, lot, association names and maintenance responsibilities. PGA Village may involve a POA and subassociation; Verano's current Kolter and association package should be requested for the specific offering. Ask each association for current dues, budget, assessments and rules. A web search result or map pin can group the communities under the same broad area, so the legal documents are more reliable than the search label.

What do Verano residents get at PGA Golf Club?

Kolter's PGA Golf Club benefits page describes exclusive resident access and mentions dining and pro-shop discounts. It does not publish a promise that every Verano owner gets unrestricted rounds on all three PGA courses. The PGA Golf Club controls current tee times and membership products. PGA Village residents also need the club's terms, rather than treating proximity as an entitlement.

Ask the club to place two hypothetical buyers in its current categories: one buying a Village resale, one buying a Verano property. Request each buyer's eligibility, booking window, green fees or discounts, practice access, guests and whether resale changes the benefit. Then ask which terms are in a written club or developer document and how long they apply. This is the precise comparison that the shared name obscures.

Compare existing Village services with Verano's current amenities

Kolter's Verano page describes Club Talavera, fitness and a large pickleball program. Amenities can be a deciding factor for a household that plays golf only occasionally. The comparison should list facilities the selected property can use today, their hours or rules, and the association charge that supports them.

Do not value a facility simply because it appears in a different community's brochure. Ask about access for a resale purchaser as well as a builder buyer. Tour at a normal time, count travel from the actual home and consider whether the household would use the space regularly. Ask where visiting family may park, which amenities permit guests, and whether the home is close enough that the household would use them without planning a special trip. Compare the homes and amenities, not the shared name

Compare a real Village address with a real Verano lot or resale: floor plan, roof and equipment condition, outdoor space, traffic pattern, association services and distance to the activities the household will actually use.

A model-home tour is helpful for layout, but the contract determines finishes and delivery. An established Village resale shows the current street and view, but it may need inspection work. Village resale versus Verano new build: timing matters

A completed Village resale has a roof, equipment, lot view and neighboring homes that can be inspected during the contract period. A current tax bill belongs to the seller's circumstances; use a buyer-side estimate for the comparison.

A Verano builder contract requires a different calendar. Ask which amenities and golf benefits are available when the buyer expects to move in. A model home does not prove that a finish is included in the signed specification. Is PGA Village Verano inside the PGA Village POA?

Treat them as distinct residential entities until the exact property's recorded association documents show otherwise. Kolter and the PGA Village POA publish different source material.

Does Verano's PGA benefit apply to a Village resale?

Kolter publishes the benefit for Verano residents. Do not transfer that claim to a different neighborhood. Ask PGA Golf Club about the specific home and buyer.

Does either address include membership at The Legacy?

The Legacy is a separate private club within PGA Village. Obtain its current eligibility and transfer terms rather than inferring rights from a nearby address.

Compare fees and golf access for two actual homes

Imagine one completed Village villa and one Verano new-home lot. This is a method, not a description of current inventory. For the villa, request the POA and any subassociation budget, maintenance responsibilities, inspection findings and separate PGA Golf Club options. For the lot, request the builder's delivered price, Verano association charges, planned closing date, amenity rights and the exact PGA benefit. Do not combine the villa's HOA with the lot's golf benefit in one row.

Now ask what would change the choice. If the Verano lot has a longer build schedule, can the household wait? If the Village villa has a lower acquisition cost, what repairs or services remain the owner's responsibility? First, a Village listing and a Verano listing should not be assigned the same HOA dues. Ask for each address's current association package, including any subassociation. PGA Village versus Verano: compare the actual home types and daily routine

The two names lead to different real estate searches. PGA Village contains established neighborhoods and may offer villas, detached homes and other property types under different neighborhood associations. PGA Village Verano includes Kolter Homes builder offerings and resales. Compare a specific Village villa or single-family home with a specific Verano property, not a community average. Record square footage, lot, age, roof and equipment condition, maintenance obligations, parking and the exact association before comparing pricing.

Test the resident amenities you would use each week

Ask the PGA Village POA which facilities the chosen address can use through the Island Club and whether a neighborhood association adds separate amenities. Ask Kolter and Verano’s current association which Club Talavera, pool, fitness center, pickleball, dining or event spaces are open to the buyer at closing. Confirm whether guests may use them, whether a resale buyer has the same rights as a new buyer, and whether there is a separate charge. A brochure can show a lifestyle, but the applicable documents and an ordinary weekday visit show what daily life will actually include.

Drive both routes instead of relying on the shared PGA name

Start at each home, then drive to the club, grocery store and places the household visits often. A map label can group both communities around the same PGA destination even when the daily route differs by address. Note gate access, internal roads and any continuing construction near the home. This local travel check is useful for someone who plays golf several times a week and for people who may use the fitness or social amenities more often than the course.

Build a property-level cost comparison for PGA Village and Verano

Put HOA fees, POA dues and any subassociation charge in separate rows. Then add property taxes estimated for the buyer, insurance quotes, utilities, maintenance and any club payment. A Village resale may show the seller’s historical tax bill, which is not the buyer’s future bill. A Verano builder quote may omit lot premiums, structural choices, closing costs or later association charges. Request the current budget and resale or builder package for each address before deciding that one community costs less.

Keep golf memberships outside the housing-fee row. Ask PGA Golf Club which of its courses and practice facilities the intended buyer may use, whether a Verano resident benefit changes green fees, and what paid membership adds. Ask The Legacy separately if a Village buyer wants its private club. A listing beside golf holes or a driving range does not grant play. The club should identify booking windows, guests, cart charges, range access and transfer terms in writing. Compare an occasional golfer’s annual use with a frequent golfer’s schedule rather than assuming the same category fits both.

Finally, compare the first year and a longer holding period. A new Verano home may have different move-in timing and construction-stage risk from a Village resale; an older Village property may have inspection and repair needs.
